What we do

Four ways we work on a floor.

Hardwood Floor Refinishing

Sand back to raw wood, fix what moved, and lay a finish built for a real household — pets, kids and Kansas City winters included.

Hardwood Floor Installation

Solid and engineered hardwood, acclimated before it goes down so it sits flat and stays flat once the heat comes on.

Floor Repair

Water damage, cupped boards, squeaks and gaps repaired in place — without tearing out a floor that still has life in it.

Dust-Free Sanding

Vacuum-extraction sanders, plastic over the room, and cleanup of the areas we worked in — on every job, at no extra cost.

How it works

Three steps, no surprises.

  1. Worn, stained hardwood floor with damaged boards pulled out, before quoting
    01

    We look at the floor

Send photos or we come out. You get a written range before anyone touches a board — not a number invented on the spot. We carry general liability coverage, so the risk of the job is ours, not yours.

  2. Floor sander on an oak floor mid-refinish, with wood filler spread across the boards
    02

    We do the work

We protect the room, then sand, repair and finish on a schedule you know up front. Staining? You pick from samples on your own floor. We clean up the areas we worked in.

  3. Finished light oak floor and stair treads seen from the landing above
    03

    You walk it with us

We go room by room together before we pack up. Anything you are not happy with gets fixed before we call it done.

See the difference

Same floor. Same boards.

Nothing here was replaced. Drag the handle and look at what sanding and a proper finish do to a floor a homeowner had already written off.

Refinish vs replace

Replacing a floor that only needed sanding.

It is the most expensive mistake we see. If the boards are solid and thick enough to sand, refinishing typically costs 40–70% less than tearing them out — and you keep the wood that is already in your house.

Recoat
$1.40–$3 per sq ft When the finish is worn but the wood underneath is untouched.
Refinishing
$3–$6 per sq ft Sanded to raw wood and refinished. Dust control and cleanup on every job — no upcharge.
New hardwood
$6.50–$12.50 per sq ft + material Tear-out, install and sand & finish on site.

Stairs (priced per step), herringbone and chevron patterns, trim like base shoe and subfloor repair are quoted after we see the floor.

I had Gustavo demolish old tile and install new LVP flooring. The job was done sooner than expected and the quality of work was excellent. They cleaned up and left the area spotless. I would recommend them to everyone looking to get some quality work.

The best flooring company I ever dealt with it. They did a very good job on refinishing my flooring and it looked brand new. Gustavo was very professional and on time.

FAQ + Guides

The questions we get every week.

Should I refinish or replace my hardwood floors?

If the boards are solid and have enough thickness left above the tongue to sand, refinishing gets you a new-looking floor for roughly 40 to 70 percent less than replacement.

What is the difference between a recoat and a full refinish?

A recoat abrades the existing finish and adds a fresh top layer. It is faster and cheaper, but it only works when the finish is worn and the wood underneath has not been touched.

How long before I can walk on my floors again?

With water-based finish, light foot traffic is usually fine within hours and full cure takes about a week.
