Hardwood Floor Installation
Solid and engineered hardwood, acclimated before it goes down so it sits flat and stays flat once the heat comes on.

Most floors people want to replace only needed sanding. Refinishing takes the wood that is already in your house back to bare, fixes what moved, and puts down a finish that holds up to the way you actually live.
Build your quoteHow we approach it
We start by reading the floor: species, thickness left above the tongue, how many times it has been sanded, and whether anything has moved. That is what decides between a recoat, a full sand, and the handful of cases where refinishing is not the honest answer.
Then the plastic goes up and the vacuum-extraction sanders go to work. Sanding runs coarse to fine so the wood takes stain evenly — skipping grits is what causes the blotchy look people blame on the stain color. Repairs happen before finish, never after.
Each finish has its own method; most take three coats, with abrasion between them. Which product we use depends on the room: a hallway with a dog takes different treatment than a formal dining room nobody walks through.
What your quote covers
Everything here is priced into the written estimate you approve before we start — not added to the invoice afterward. What changes from one floor to the next is what it needs and what you choose.
Is this the right service?
What it costs
Refinishing runs $3 to $6 per square foot. Where you land depends on the shape the floor is in, how much of it is open space, and which finish you choose — the product matters as much as the square footage.
Small rooms, closets and stairs cost more per foot than open space, because the machines that work fast do not fit. Most projects start around 300 sq ft, and the whole thing is written down before we start.

Common questions
Our refinishing runs $3 to $6 per square foot. A standard sand-and-finish sits at the low end; board repairs, a stain color and extra coats push it toward the top, and the finish you choose moves the number as much as the square footage does. Dust control and cleanup are part of every job, not an add-on.
Read the full answerA recoat abrades the existing finish and adds a fresh top layer. It is faster and cheaper, but it only works when the finish is worn and the wood underneath has not been touched.
Read the full answerSolid hardwood can handle six to seven full sandings on average, depending on how much wood earlier sandings removed. Engineered hardwood depends entirely on the wear layer — some can take one or two, many can take none.
